Job Description:

The Regional Vice President, Operations is responsible for leading the property management in developing and implementing strategy and programs to ensure superior customer service, maximization of occupancy, achievement of financial goals and the development of team members for a geographical area. This is a leadership role that will foster teamwork, creative thinking and collaborative dialog with departments. This position oversees property operations, financial planning, and marketing and is tasked with developing and implementing a strategy for the portfolio to achieve optimal performance. This position reports to the Vice President, Director of Operations. Essential Functions and Responsibilities: (Are as follows but are not limited to and may not be all-inclusive, depending upon the demands of the Company.) Shape and develop portfolio strategy and organization Ensure properties have proper expense budgets to maximize long term NOI growth, and ensure annual performance within those expense budgets for each asset in their portfolio Build dynamic teams, create an environment in which team members are inspired to do their best Recruit and hire top quality community directors and maintenance directors for the properties within their portfolio Support region directors in the recruiting and hiring of the balance of their teams outside the community director and maintenance director positions and support region directors in the retention of the entire team Hire the best people, review performance, deal with difficult situations, treat team members fairly and consistently Determine resource allocation Train, direct and supervise regional directors in the performance of their responsibilities Lead managers to evaluate and take actions that are consistent with the company’s overall strategies and values Set performance goals tailored for each individual asset Monitor portfolio performance against objectives to ensure progress and take corrective action, as necessary; ensure adherence to annual budgets Build an organizational culture in which commitment for continuous improvement is innate Successfully communicate and establish effective relationships with all partners and stakeholders Analyze and possess a solid understanding of the competitive market and leasing process to maximize occupancy and revenue Evaluate expenses, contracts, and processes to find efficiencies, introduce best practices and reduce costs to achieve budget Oversight responsibility for the development and approval of the annual budgets Monitor Regional financial results: ensure budget targets on income and expenses Review financials with direct reports and ensure understanding by appropriate stakeholders Assure that policies, guidelines and operating procedures are complied with and consistently implemented Be knowledgeable with industry trends; provide input to development, marketing, operations, etc. Ensure resident relations are consistent with established CWS standards and expectations Actively participate in the acquisition due diligence process, including involvement in the underwriting process Provide regular updates to senior management, investments and partners Communicate effectively with other departments Exceed the expectations and company values of internal and external customers while acting with customers in mind As a CWS company leader, be an embodiment of our Purpose, “Enhancing Lives the CWS Way,” and our Values, which are: Honoring Our Word, Ethical Dealings are Paramount, A Respect for People, Requirement for Profitability and Sustainability, and A Demand for Excellence with a Sense of Urgency Essential Knowledge, Skills, and Abilities: Excellent verbal and written communication skills Comprehensive understanding of social media and technologies used to support online marketing Highly organized and detail oriented Strong financial acumen Strong project management skills Resourceful; able to take initiative in working with various departments, individuals and leader Able to adhere to company values, policies, procedures and practices Able to establish and maintain effective working relationships Able to create and maintain a professional and ethical atmosphere Proficient in use of computer as well as basic business office software applications, including Excel, Word, email and Real Page Detail oriented, yet thinks strategically Presents a polished, professional image Able to travel and will be required to attend company functions in other cities Own a valid driver’s license with good driving record and current automobile insurance Minimum Qualifications: Bachelor’s degree, preferably in business or property management, or equivalent experience 10+ years of experience in multifamily property management 5+ years in a regional management role, overseeing 2,000+ units
